PROPERTY GUIDELINES

Check-in begins at 4:00 PM. Check-out is at 10:00 AM. Early check-in and late check-out may be available upon request and are subject to availability. Unauthorized late departures may result in additional charges.

Maximum occupancy is 14 persons, including overnight guests and day visitors. The reservation signer must be at least 25 years of age and must be present on the property for the full reservation. All guests under the age of 25 must be accompanied by a parent or legal guardian. Children must be supervised at all times, including at the shoreline and dock. Unauthorized additional occupants may result in eviction without refund and additional charges.

Quiet hours are 10:00 p.m. to 9:00 a.m., consistent with Putnam County Code § 22-123. Outdoor music and devices with speakers are not permitted during quiet hours and must be operated only inside the house. Guests must respect neighboring properties – excessive, unnecessary, or unusually loud noise that disturbs neighboring properties is prohibited at all times. Putnam County Sheriff’s Office enforces Putnam STR Code.

This property is pet-free and smoke-free. Unauthorized pets, and smoking, vaping, or use of tobacco or marijuana anywhere on the property (indoors or outdoors), are prohibited. Violation results in a $500 fine, additional cleaning fees, and possible eviction without refund. Service animals are welcome with prior notification, as required by law.

Alcohol is permitted only if guests remain in control of themselves and able to supervise their party. The owner does not furnish, serve, or consent to excessive or unlawful drinking. Impaired use of the dock, shoreline, or watercraft is prohibited. Guests assume all risk of injury from alcohol or drug use. Violation of these rules or of Putnam County Code §§ 22-123 and 29-1 may result in eviction without refund.

Unauthorized parties, events, weddings, or gatherings are strictly prohibited. The property is intended for private residential use only. All guests and visitors are included in the maximum occupancy of 14 persons.

A maximum of 6 vehicles are permitted on the property. No parking on public or private rights-of-way. One empty boat trailer (maximum 25 feet) is permitted in the driveway or slate parking pad. No boat trailers loaded with a boat are allowed on the property. The nearest boat ramp is Long Shoals Boat Ramp, located 0.7 miles away at 115 River Lake Circle, Eatonton, GA 31024.

Dock access is for guest use. Guests may bring one boat and two jet skis. The owner’s boat, jet skis, watercraft lifts, and the dock flip ladder are off-limits. Swim from the shoreline or the fixed dock ladder only. No tying to neighboring docks. No lifeguard. Water at the shore and off the dock is deep. No diving. No swimming or dock use while intoxicated. Guests under 18, and anyone who cannot swim, must be supervised at the shoreline and dock by a parent or legal guardian who can swim. Use of the water, dock, and watercraft is at the guest’s own risk.

The following areas are reserved for owner use only and are not accessible to guests: garage, office, master closet, entry closet, lower-level supply rooms, and the game wine closet. Please respect all locked areas.

Fire extinguishers are located under the kitchen island sink, under the outdoor grill, and mounted in the water heater room. No open flames are permitted indoors or on the decks. Fireworks are strictly prohibited. Please fully extinguish all outdoor flames after use and never leave heat-producing appliances unattended.

For the safety and security of the property, exterior security cameras monitor entry points and common outdoor areas. Cameras are located only in non-guest areas. By completing your reservation, you acknowledge and consent to the presence of exterior security cameras.

A refundable $1,000 security deposit is required for all reservations. If no issues occur, the deposit is refunded within 7 business days of departure. Guests are responsible for any damages beyond normal wear and tear, excessive cleaning, or policy violations.
